Lot split for Crystal Bridges trail OK’d

BENTONVILLE — Walking, biking and sculpture-garden trails will soon connect the downtown area to the site of the future Crystal Bridges Museum of American Art.

The trails are under construction, and Tuesday, the Bentonville Planning Commission approved a lot-split request intended to keep the trail-building process for the museum moving forward.

The applicant submitted a lot-split application for the Park addition on Northeast A Street. A lot split is required because of ongoing construction of a multipurpose trail, adjacent to the right of way on Northeast A Street. Three lots are being created, and the remaining portion of the property will be deeded to the city of Bentonville at a later date.

Construction of the trail began in early September, when Crystal Bridges unveiled the late American sculptor Paul Manship’s 7-foot-tall bronze piece “ Group of Bears” at Compton Gardens.

Pedestrian access to the trails and the Crystal Bridges campus will begin at Compton Gardens, north of the Bentonville Square.

Crystal Bridges, envisioned as a world-class museum that will mesh art and nature, is expected to open in 2010.

In a separate meeting, the Rogers Planning Commission took the following actions:

Added churches to the permitted schedule of uses for heavy industrial (I-2 ) zoning;

Approved a large-scale-development plan for Car Mart at 2620 W. Hudson Road in the highway commercial (C-2 ) zoning district;

Approved the final plat for the Lancaster subdivision on the south side of Pleasant Grove Road in the residential single-family (RSF ) zoning district;

Approved a request by All Dogs Clinic for a conditionaluse permit to operate a veterinary clinic at 220 S. Dixieland Road in the residential office (R-O ) zoning district;

Approved a request by Cinco De Mayo for a conditional-use permit to operate a private club at 2850 W. Walnut St. in the C-2 zoning district;

Approved a request by Peter Jasan to rezone the rear portion of 2000 Town West Drive from I-2 to light industrial (I-1 ) zoning;

Tabled a request by Tresa Torres for a conditional-use permit to operate a daycare at 1212 N. Eighth St. in the I-1 zoning district; and

Approved a large-scale-development plan by the Rogers Hispanic Church of God at 402 N. E St. in the residential duplex-patio (R-DP ) zoning district.
