New Hope commercial development back on Rogers planning agenda

ROGERS — After removing itself from the planning process, New Hope Investments LLC has returned to present its vision for land near Eighth Street and New Hope Road.

At Tuesday’s Rogers Planning Commission meeting, New Hope Investments will present its large-scale development plan for an 8, 852-squarefoot office and retail complex, which will be located next to Bob Maloney Ford on the north side of New Hope.

According to submitted plans, the proposal represents the first of four phases that will ultimately encompass 9. 32 acres.

Rogers planner Candy Anderson said the developer stepped back to make its plans more detailed. City staff told New Hope Investments in March, when the item was originally on the agenda, that the plans needed to be more specific. The developer has since included a landscape plan, parking-lot spacing and details of its first three phases, not just phase one. Phases one through three include the retail portion of the development. Phase four, which includes duplexes at the rear of the property, was included voluntarily in the plans by the developer, Anderson said.

The commission is also slated to discuss:

• Revisions to the Rogers Master Street Plan;

• A replat of lots 71 through 77 A and 77 C in Sandalwood Phase 2 in the R-AH (Residential Affordable Housing ) zoning district;

• A replat of lots 27 through 34 in Meadow Wood Subdivision the R-SF (Residential Single-family ) zoning district;

• A request by Dan and Maria Jimenez to rezone approximately 3. 299 Ac. at the northeast corner of Monte Ne Road and New Hope Road from RSF-5 (Residential Single-family ) to the C-3 (Neighborhood Commercial ) zoning district;

• A request by Sunday Partners, LLC for a revised PUD (Planned Unit District ) Concept Plan at Ajax Avenue and Bellview Road.

• A largescale development plan for a 90-foot cellular antenna tower at 711 S. Dixieland Road (Rogers Public Library ) in the R-SF (Residential Single-family ) zoning district;

• A request by Celebrate Family Church of Northwest Arkansas for a conditional use permit to operate a church at 2301 W. Laurel in the R-SF (Residential Single-family ) zoning district;

• A largescale development plan for Pinnacle Hills Memorial Gardens Chapel and parking lot at the southwest corner of Wallis Road and Mount Hebron Road in the A-1 (Agricultural ) zoning district;

• A request by Coya Long for a temporary concession trailer on South 21 st Street, north of Elm Street in the C-2 (Highway Commercial ) zoning district; and

• A mass grading plan for The District at Pinnacle Hills on the south side of Pauline Whitaker Parkway, east of Pinnacle Hills Parkway.
