Landers McLarty expansion gets approval from Planners

BENTONVILLE - Look for the Jeep portion of the Landers McLarty automotive dealership on South Walton Boulevard to begin its facelift in the coming weeks.

On Tuesday, the Bentonville Planning Commission approved several items, including a rezoning request, a large-scale-development plan and landscaping requirements to pave the way for the expansion of Landers McLarty's Jeep dealership at 2702 S. Walton Blvd. The existing Jeep building will be demolished and replaced with a 9, 033-square-foot facility.

The demolition is expected to begin later this month, and the new facility will house a Jeep sales office, a large showroom, a service department, Jeep accessories and more.

Other items on the agenda included the following The Planning Commission approved a conditional-use permit to construct a wireless telecommunications tower in Phillips Park on Southeast J Street. The city has agreed to lease 1, 600 square feet to Alltel for the construction of the 139-foot-tall tower.

A large-scale-development plan by Verizon Wireless received approval on Tuesday, allowing the company to erect an 80-foot-tall communications tower in the 400 block of Southwest 24 th Street.

A rezoning request by 10 X Properties was tabled once again. The company appeared before the Planning Commission in June in hopes of rezoning property within the Cornerstone Ridge subdivision that fronts Arkansas Highway 12 in southwest Bentonville. The rezoning of 2. 51 acres from residential office to general commercial would allow for the construction of a restaurant and car wash.

Several neighbors living in the residential portion of Cornerstone Ridge opposed this plan, however, stating they bought homes in the development with the understanding that the land in question would remain residential office. The item was tabled during both Planning Commission meetings in July, as 10 X Properties attempts to refine its plans.

10 X Properties is expected to attend the July 31 technical review meeting, which is designed to allow the Planning Commission, city planners and those submitting applications for such requests to discuss items prior to commissioners taking a vote. Originally, city staff recommended that the Planning Commission deny 10 X Properties' request.
